Did you know that according to a 2012 joint study from The National Association of Realtors® and Google, 90% of home buyers searched online during their home buying process? Here is another interesting statistic: Real Estate related searches on Google.com have increased by 253% over the past four plus years.
The Importance of Professional Photography when selling your home...
If your agent is taking photos using their smartphone or a small, hand-held digital camera, without the proper lighting then you’ve got a problem. I will guarantee your home will not look as good to that buyer than if you had it professionally done.
Staging your home...
Take the time to prepare for the photography by having your home cleaned. Make sure the space is de-cluttered and free of excess ‘things’. Remember, buyers want to think of your home as theirs. Consider the best time of day to shoot your property when there is plenty of light. If the forecast calls for rain, re-schedule your appointment for photos if possible for a day that will have sunshine.
Remember, you are selling your home the same way a company is selling a product in their stores or in their catalog. They are trying to present things in the best possible light. And so should you. In most cases you’ll only have that first glance on MLS to grab a buyer’s attention.
Professional photography will typically vary in price of course but below are my personal rates.
▪ Package #1: Up to 12 Photos for £ 240.00
▪ Package #2: Up to 35 Photos for £ 395.00
Photos will be digitally delivered on a hight resolution of 300 DPI with free web resolution copies.
The cost of digital post-processing on photographs is included.
Remember, you’re selling a home that’s worth tens or hundreds of thousands of GBP. Consider in the end how small an expense like this is in the whole process and how it can help you to get the deal closed much faster.
